Piney-Z Homeowners Association

The Homeowner's Association Board of Directors (HOA) is a volunteer board of homeowners responsible for upholding the Covenants and Restrictions. Several committees assist in enforcing community standards, preventing crime, and organizing social events. Residents are encouraged to join the board or committees to help keep our community vibrant and beautiful.

The HOA does not have an office in the Lodge. You may use the HOA drop box at the Lodge to correspond with board members or contact them directly.

Homeowners Association Fees

Currently there are no separate HOA fees. The HOA fees for property owners in Piney-Z are collected through the Community Development District (CDD) tax assessment process. The CDD assessments are added to the property taxes of all Piney-Z property owners. The annual HOA Budget is $20,000.00. Until future notice, this means Piney-Z property owners will not be billed a separate HOA fee. Please refer to the CDD page of this site for detailed information about the CDD, assessment fund, and amenities.

We often get calls regarding whether a homeowner/resident is current with their HOA fees. Currently there are no separate HOA fees. The HOA fees for property owners in Piney-Z are collected through the Community Development District (CDD) tax assessment process. The CDD assessments are added to the property taxes of all Piney-Z property owners. This means Piney-Z property owners are not billed a separate HOA fee. Therefore, if property taxes have been paid, then the HOA fees have been paid.

Board Meetings

All board meetings are held at 6:30pm in the Lodge on the second Tuesday of every month. Everyone is welcome to attend. Each meeting provides an opportunity for residents to discuss issues with the board. If you know in advance of an issue you would like to discuss, please contact the board president, who will add it to the meeting agenda.

It is always recommended that you contact the board and committees in writing. This provides documentation of your request for reference purposes. The HOA Board does not have an office or maintain office hours, but they receive mail and notes at the Piney-Z Lodge. They are volunteers, and do their best to address your concerns in a timely manner. Please be sure to include your contact information in your correspondence.
