Swim Lessons at Piney-Z Pool are provided by Alan Cox Aquatics. You can register with a Piney-Z lifeguard during pool hours.

There is no real estate office in the Piney-Z Lodge. The CDD, Property Manager, and HOA cannot answer real estate inquiries. City contacts, such as the Tallahassee Police Department, Solid Waste Department, and Parks and Recreation Department, can be found on the City Services page.

We often get calls regarding whether a homeowner/resident is current with their HOA fees. Currently HOA fees are not collected separately. The HOA fees for property owners in Piney-Z are collected through the Community Development District (CDD) tax assessment process. The CDD assessments are added to the property taxes of all Piney-Z property owners. This means Piney-Z property owners are not billed a separate HOA fee. Therefore, if property taxes have been paid, then the HOA fees have been paid.

CDD Property Manager, Lance Rogers

The Property Manager has established weekday office hours in the Lodge: Monday - Thursday 10:00am - 6:00pm, and Friday 10:00am - mid-afternoon. Sometimes the Property Manager is called away from the office to run an errand or attend to other Piney-Z business.

The Property Manager and staff are working at the amenities and attending meetings at other times, but the business hours are the times you can generally take care of any amenities or CDD business such as obtaining a amenities key fob, arranging for your private party, discussing CDD matters, or services, and the CDD assessments. Also, the Property Manager will make appointments to accommodate a need you may have.
