Our Community

Our unique community is comprised of diverse neighborhoods, including Eagleview, which borders a bald eagle habitat, Fieldcrest paired homes, The Gardens, and carriage homes. We enjoy an ideal location—close to schools and universities, shopping, and the Capitol.

We are a Community Development District (CDD), which is a special purpose local government that provides services to its citizens. In addition to establishing the infrastructure for our community, the CDD also governs and maintains the Piney-Z amenities we enjoy, including the Lodge, Swimming Pool, Fitness Center, Pavilion, Playground and Gazebo Park, and various common areas.Piney-Z Lodge

The Homeowner's Association (HOA) Board of Directors is a volunteer board of homeowners responsible for upholding the Covenants and Restrictions. Several committees assist in enforcing community standards, preventing crime, and organizing social events. Residents are encouraged to join committees and help keep our community vibrant and beautiful.

Lafayette Heritage Trail Park Entrance SignAdditionally, we are fortunate to be surrounded on three sides by city parkland. Tom Brown Park is the City of Tallahassee's premier place to play, with football, soccer, baseball and softball fields; tennis, racquetball, handball, and basketball courts; an 18-hole disc golf course; nature trails, fitness trails, and bike trails; a playground; picnic shelters; and wide open spaces. Tom Brown Park also hosts many of Tallahassee's special events, including the 4th of July Fireworks Show. The Lafayette Heritage Trail Park features access to the newly-restored Lake Piney-Z, multi-use nature trails, a playground, and picnic facilities.

Holiday Decorating Contest

Our community had so many beautiful holiday displays this year that it was indeed difficult to judge which was best. On December 19 awards were given to three families: in the Gardens, Jennifer Ashley, at 4931 Heritage Park Boulevard; in Fieldcrest, the Raines family at 1209 Landings Loop; and in Eagleview, the Kline family, at 784 Eagle View Circle. Congratulations to the winners!

We received prizes from two donors. Gary Zins donated two $50 gift certificates to Carrabba's Italian Grill. Esposito's Garden Center furnished a lighted wire horse & carriage. We really appreciate the generosity of these two businesses. As you know, Gary Zins is the owner of Evergreen Communities, Inc. who will begin work in the new year on infrastructure for homes on Heritage Park Blvd. Espositos services many lawns in our community.

Thanks to everyone for making our community a festive and happy place to live.

Independence Day Celebration 2005

The Independence Day celebration is our largest function as a homeowners association and we really try to make it special for all residents. The Homeowners Association Board & Committee members worked diligently on the plans and preparations; however, without the help of Property Manager Lance Rogers and several of the lifeguards, we would not have had such a festive atmosphere. They were all extremely helpful in setting up and cleaning up after the function. Our special thanks to Lance for helping us in so many ways.

In past years we had asked residents to bring a dessert. Although this year we purchased the dessert as part of the Sonny’s catering package, one resident brought 2 blueberry pies. We made a BIG mistake at the check-in desk when we told her to put them with the other desserts. We were too late to get a piece, but know that all who did really enjoyed it.

Sonny’s Bar-B-Que has done a great job catering for us the last 2 years and everyone has told us that the food was delicious. Our thanks to them for their efforts to make our picnic perfect.

The children also had a great time at the inflatable bounce play area. It looks like everyone enjoyed the food, fun, and fellowship.

Community Yard Sale 2005

We had great participation in the Piney-Z Community Yard Sale on May 21, 2005. The HOA Board hopes that all of you made a little or maybe a lot of extra spending money. Several of the participating families mentioned that their largest sales period occurred between 7am and 8am. Maybe next year we should change the yard sale hours to 7am-11am. It would mean setting up a little earlier, but you would have the whole afternoon to spend the money you made.
