Previously, Piney-Z Homeowners Association (HOA) assessments were combined with the Community Development District (CDD) assessments included on each lot’s tax bill and collected by the Leon County Tax Collector. On June 8, 2010 Judge Shelfer ruled that the CDD is not authorized to collect assessments for the HOA. Therefore, the HOA collects its annual dues separately. HOA assessments are not included in your 2012 property tax bill.

The HOA fiscal year is from October 1 through September 30. HOA assessments for 2012-2013 are due on October 1, 2012. The Bylaws allow for a 30-day grace period, so the last day to make a payment without penalty, is October 30.

Be sure to write your parcel ID number on the check. Find your parcel ID on the Leon County Property Appraiser's website.

Annual assessments are required to be fixed at a uniform rate for all lots, based on per front footage, as detailed in Exhibit A of the Covenants and Restrictions. Lots in Phase 6, Fieldcrest homes, have an additional required fee for lawn maintenance.

There are penalties for not paying your assessment on time. If an assessment is not paid within thirty (30) days after the due date, the assessment bears interest from the date of delinquency at the rate of eighteen percent (18%) per annum, and the HOA may bring legal action or foreclose a lien against the property. Late fees will be assessed starting November 1, 2012. Additionally, the HOA may suspend voting rights and right to use of the recreational facilities of any member in default in the payment of any assessment levied by the association.

The HOA Board members and committee members are volunteers who work diligently to keep Piney-Z a beautiful and safe community for all of us. Your assessments are used to maintain the entrances and many green spaces, pay insurance and other fees, enforce the covenants and restrictions, mail correspondence, sponsor social events, and more. We urge you to pay your assessments on time so we can all avoid the expense of delinquency notices and legal action.

The HOA Board does not have an office or maintain office hours, but they receive mail and notes at the Piney-Z Lodge. They are volunteers, and do their best to address your concerns in a timely manner. Please be sure to include your contact information in your correspondence.
